I would wait until the end of the model year when the dealers are trying to clear out their lots
before attempting to lease. even then, i feel that you are
odds of getting a successful lease without employment are
slim.
however, different dealers all have different policies, so in this case the best solution unfortunately requires a phone call to the specific dealer to determine their specific policy.
